CHAGUARAMAS DEVELOPMENT AUTHORITY
Information on the requirements for the
design and construction of a hotel
consisting of 80 rooms and a Planetarium

 

The Chaguaramas Development Authority (CDA), a statutory body of the Government of
Trinidad & Tobago. proposes as a key development strategy to establish on the Peninsula
at Chaguaramas, an eighty room Hotel and Planetarium.

THE PLANT:

To consist of a maximum of Eighty Rooms and all other standard features of a hotel,
though not restricted to (lobby, dining areas in-door and out-door, defined recreational
areas, including swimming pools & spa, laundry, kitchens, restaurants, bars, gift shops,
car park facilities).
Considerations will be given to the inclusion of any other eco sensitive features which
creates uniqueness to the facility.

THE THEME:


An eco-boutique style facility that may consist of a combination of suites and single
rooms. The major elements that are expected to influence the theme of the Hotel are:

 
  • Its location, in the Northern Range offering a privileged view of the Caribbean
    Sea, atop an 8.0 acre plateau with 3 additional levels.
  • The presence of the Historic Satelliteffracking Station dish to be incorporated in
    the proposed Planetarium, which may by design, be considered a focal point of
    the Hotel.
  • The surrounding hills and spectacular drive through the Bamboo cathedral located
    in the flat lands of a tropical rain forest. This area houses a wide variety of flora
    fauna and animal life, including monkeys, birds, butterflies and reptiles.
 

OTHER ELEMENTS &CONSIDERATIONS

As far as practicable. it is anticipated that the design and functionality of the Hotel will
consider and reflect EnvironmentallEco concerns and benefits.
The proposed site sits like a justified crown atop a 347.500 sq. ft. mountain in the
Northern Range, whose highest elevation is some 3,985 ft, offering breathtaking views of
the sea and mountain on three sides (of both sea and mountains). The location was
formally the site of a satellite tracking station and other facilities occupied by the
Americans during World War 11. The location has historic references to Trinidad and
Tobago and the world.
Three (3) strong structures which still exist on the overall 20 acreage (over three plateaus)
includes a deep underground tunnel connecting the satellite dish to one of the lower
buildings.
It is intended that this facility offer enough hospitality chic, while creating unique
opportunities for discerning visitors, to live amidst nature/natural elements and to afford
them the experience of interaction with the larger community.
It is anticipated that minimal disturbance to forest and other plant and animal life will
occur as a consequence of design or construction and that where any such
accommodation must be made; these will be restored to ensure the preservation of the
environment.

THE PLANETARIUM as a feature of the Hotel

The proposed land use Master Plan for Chaguaramas has identified one plateau as being
uniquely suitable for the establishment of a Planetarium and in fact is currently used for
star gazing and pI anetary observations by local and visiting astrological groups.
The design and operation of a planetarium should consider incorporation of the existing
satellite dish as a central feature, with the surrounding lands to be used for the
construction of the hotel plant.

 

The planetarium is expected to consist of the standard features of such a facility.
[Optical system that projects into a dome, a replica of all the phenomena of the sky].

• Approximately 83 acres to be made available for the Hotel
• 827 feet above sea level

Plateau No.1 24,500 sq. ft
Plateau No.2 195.000 sq. ft
Plateau No.3 128,000 sq. ft

• Gentle slopping lands
• One 682 sq. ft. Satellite Dish
• One underground tumel, ruming from Plateau No, 2 to No, 3.

The property consists of 3 plateaus situated on top of a ridge of the Northern Range and
overlooking the Caribbean Sea.

RELATIONSHIPS/PARTNERSHIPS

The CDA proposes to partner with suitable groups/conglomerates or organizations for the
establishment of the Hotel.
The requirement is for a DESIGN, CONSTRUCT and OPERATION Package on the part
of the interes ted partner.
The role of the CDA is as lessor of land and financier of the Project.
